Is this lease legally binding? +
Yes. Each lease is generated in compliance with the applicable state's landlord-tenant statutes, including all required disclosures and clauses. The e-signature process follows the Electronic Signatures in Global and National Commerce Act (ESIGN) and state equivalents. We recommend consulting a licensed attorney for complex situations.
What states are currently supported? +
We currently support Pennsylvania, Virginia, Maryland, Florida, and New York — five of the highest-demand rental markets in the US. Each state has its own set of clauses, legal citations, security deposit rules, eviction notice requirements, and mandatory disclosures. More states are in development.
How does the e-signature work? +
After generating your lease, click "Send for E-Sign." Each party (landlord and each tenant) receives a unique signing link by email. They open the link on any device, read the full lease, check the agreement box, and draw their signature. You track signing status in real time and download the completed document once all parties have signed.
Can I customize the lease clauses? +
Absolutely. The Clause Editor (Step 6) shows every clause pre-generated from your inputs. You can expand any clause to edit the text, toggle optional clauses on or off, or add your own custom clauses. Required clauses (those mandated by state law) are marked and cannot be removed.
How long do I have to complete my lease after payment? +
Your access is saved in your browser with no expiry. You can fill in some details today, close the browser, and come back tomorrow — your progress is saved as a draft. Your lease credit is used only when you click "Send for E-Sign," so you have unlimited time to prepare and review your lease before finalizing.
What disclosures are included? +
All states include Lead-Based Paint Disclosure (for pre-1978 properties). State-specific additions: PA — Radon Disclosure (Act 73); VA — Mold Disclosure, Military Tenants Rights; MD — Lead Paint Inspection Certificate option; FL — Radon Gas Disclosure, Hurricane Zone; NY — Bedbug Disclosure, Window Guard Notice, Flood Zone. All required disclosures are automatically included based on your state selection.
